As an independent consultancy, we were commissioned to assess the real estate holdings of the Protestant church district in Hagen, North Rhine-Westphalia, and to develop a sustainable real estate strategy. A participative strategy was developed together with the 15 congregations of the church district in order to define and formulate goals, priorities and wishes.

The real estate strategy is developed in two modules. In the first module, the basics are determined. This includes on-site inspections of the properties, discussions with the pastors and presbyters, as well as answering interactive questionnaires. The next steps and methods are derived from the intensive and diverse impressions. In the Hagen church district, the focus is also on the formulation of concrete goals, how a sustainable real estate strategy can be developed and which parameters and targets enable realization and implementation. The building portfolio consisting of churches, parish halls, vicarages and kindergartens was examined. A thorough analysis of the room occupancy, the surroundings and the thematic focus of the congregations resulted in a comprehensive overall picture of the individual locations. Four cooperation areas had already been formed within the church district in advance, whose cooperation is to be strengthened and promoted in the future.

MODULE 2

In the second module, individual proposals, concepts and designs tailored to the community locations are developed. A variety of ideas and possibilities are taken into consideration - including conversions, the search for new and long-term cooperation partners, the disposal and/or renovation of (parts of) buildings and much more. Economic aspects and an ecumenical perspective are also analyzed and incorporated into the considerations. The variants and results are presented to the municipalities and given to them for further processing and implementation. We accompany the process intensively and in close contact with the municipalities.
