Feasibility Study

In October 2017, D:4 was awarded the contract for the preparation of a feasibility study for the community centre Heerstraße Nord as a result of an invited selection procedure. This centre is in need of renovation and no longer meets the structural requirements for community-oriented work. The feasibility study discusses variants of the redesign.

Building and concept

The building in the Obstallee in Staaken, built in 1978, has special characteristics with its architecture staggered in height. Three different entrances make the building transparent in its approach, forecourts and balconies invite communication, and the room layout in the building combines public and private space through flexible walls.

The structure of use reflects the idea of community-oriented work: the Protestant Church and the Gemeinwesenverein Heerstraße Nord as the original users have been supplemented to date by family support and social counselling services for all age groups. Community-oriented work is primarily intended to promote the self-organization and networking of the citizens in the area, so that their own living situation and community togetherness can be improved and promoted through joint, cross-age action.

The wide range of offers in the community centre often requires a flexible use of the premises. Personal counselling and supervision or team meetings are currently often held in the same rooms. Although the acute lack of space has created a high level of synergy within the user community, it still poses a challenge during ongoing operations.

In addition to the structural adjustments, the main issues currently pending are energy-related refurbishment and an examination of the accessibility of the building.

The feasibility study examines development variants, presents the cost framework and thus provides the basis for a funding application within the framework of the "Stadtumbau West" programme.
